Site Location and Planning Policy

The site is bound by Hoe Valley School to the north, the railway line to the west, existing residential development to the south, and Edwins Garden Centre to the east.


Access to the site from Egley Road will be via the existing signalised junction.

Planning Policy

The site forms part of allocation GB7 ‘Nursery Land adjacent to Egley Road’ within the adopted 2021 Woking Site Allocations Development Plan Document (DPD). The site was removed from the Green Belt when allocated for development in DPD.

The site which is one of three which cumulatively make up the 18.65 ha allocated site. The remainder of the allocation site is subject to the following planning permissions:

  • Cala development at Chestnut Fields
    (Ref:PLAN/2022/0694) – 86 dwellings and the erection of a 62-bed care home building;
  • Hoe Valley School and Woking Sportsbox (Ref:
    PLAN/2015/0703) – Full planning permission secured in 2015. The facilities are fully built out and open.

The emerging proposals seek to respond to the key principles for the development of the site including:

  • High-quality design and architecture, which is sympathetic to local character;
  • Retention of the existing woodland and trees of value;
  • A layout that delivers and incorporates new open spaces including a play area within the woodland;
  • Delivery of 50% affordable housing; and
  • Protection, enhancement and management of local biodiversity and nature.
